A homeowner on Burnside Road in Tollerton approached Truss Developments to transform their single garage from wasted storage space into a practical family room. 

The 6.0 x 2.5 metre garage had become a dumping ground for unwanted items. Our team was tasked with converting this underutilised space into a bright, welcoming room that would add valuable living area to the family home.

Initial Consultation & Planning

The project began with a thorough assessment of the existing garage structure. At 6.0 metres by 2.5 metres, the single garage provided approximately 15 square metres of floor space, sufficient for creating a comfortable family room that would serve multiple purposes.

Most garage conversions fall under permitted development rights, meaning planning permission typically isn't required. However, the work must comply with current Building Regulations, which we handled on behalf of the homeowner. Building Control officers conducted inspections at key stages, with a final certificate issued upon successful completion.

Matching Existing Property Character

A key requirement for this Tollerton garage conversion was achieving seamless integration with the existing property. We carefully assessed the existing brickwork, noting the brick type, colour, bonding pattern, and mortar characteristics. The existing windows had a distinctive style that we planned to replicate for the new front window, creating visual harmony across the property's facade.

Garage Door Removal & Brickwork

The conversion began with removing the garage door and its frame, creating a large opening that needed to be built up with brickwork, leaving space for the new window installation.

Our skilled bricklayers sourced bricks that matched the existing property as closely as possible. The new brickwork was constructed using the same bonding pattern as the existing walls, creating continuity across the facade. Our bricklayers paid careful attention to mortar colour and joint finish, replicating the style used throughout the property.

A lintel was installed above the window opening, providing structural support for the brickwork above. The window opening was formed to the exact dimensions required for the custom manufactured window frame.

Custom Window Installation

The front window was custom made to match the existing windows throughout the property, providing perfect consistency in appearance. We worked with trusted window manufacturers who could replicate the specific style, glazing configuration, and finishing details of the original windows.

The large window was designed to flood the converted room with natural light. 

Modern double glazing was incorporated, providing excellent thermal performance whilst maintaining comfortable temperatures year round and reducing energy costs.

Insulation, Heating & Services

Converting a garage into habitable living space requires insulation and damp proofing of a much higher standard than needed for vehicle storage. Our team installed a damp proof course in the walls and a damp proof membrane in the floor.

Wall and floor insulation was added to achieve Building Regulations thermal performance standards. A new radiator was integrated with the property's existing central heating system, providing consistent warmth controlled by the main house thermostat.

The electrical installation included power sockets positioned at convenient locations and lighting designed to create a welcoming atmosphere. All electrical work was completed by qualified electricians and tested thoroughly before Building Control inspection.

Plastering & Finishing

Internal walls and ceilings received a smooth plaster finish, creating surfaces ready for decoration. Our plasterers achieved high quality finishes with clean lines and sharp corners throughout the room. Coving was added where the walls met the ceiling, providing an attractive finishing touch that matched the style found elsewhere in the property.

The Completed Garage Conversion 

The completed conversion transformed what had been a garage filled with junk into a bright, practical family room. The large front window flooded the room with natural light, creating a welcoming atmosphere. The careful matching of brickwork and window style provided the seamless integration with the existing property that the homeowner desired.

Upon completion, the conversion underwent final Building Control inspection. Our work passed all inspections, and the homeowner received their completion certificate confirming full compliance with Building Regulations.
